I am a licensed real estate agent in the great state of Colorado, and have been managing properties for over 6 years now. I specialize in managing single family residential properties in the Denver Metro area. My top goals as manager of your property are to maintain your property in great condition and to generate the most income possible from your property. Owner services-
I will perform an initial walk-thru of your property where I will provide my professional opinion of rental rate based on neighborhood, size, and amenities, as well as suggestions of ways to increase market appeal.
I will lay out an advertising plan customized to your needs.
I will personally show the property to prospective tenants, handle applications, and perform extensive tenant screening to screen out problem tenants
I will perform annual property inspections to ensure all preventative maintenance is being taken care of
I will supervise outside contractors to work on the property as needed and only with prior approval from you
I will collect rent payments, disburse owner proceeds, and send you a monthly account statement
I will maintain a great working relationship with both owners and tenants
And as always, we don’t get paid unless you are getting paid!
Basic Fee Schedule:
1. Management Fee- Nine percent (9%) of monthly rents collected.
2. Cost to Get Unit Occupied– 25% of 1st month rent when collected. This includes 1) initial walk-thru with owner and fix-up recommendations 2) advertising 3) showing the unit 4) processing applications 5) background checks 6) moving in the tenant.
